Poland

Poland is one of the most successful of the transitional European economies and the country saw incredibly strong growth in 2004 after joining the EU. For a property investor these facts are critical and mean that any investment made into the Polish property sector will be based in a stable country and one in which there is room for growth and further development.

To attract continued levels of foreign direct investment into all sectors of the economy the Polish government have put in place a series of economic incentives and these include the rebate of real estate tax, the payment of grants and reimbursement of land costs for certain types of investors which is just one more reason why Poland is an attractive prospect for property investors seeking the best opportunities and potential for long term gains. The opportunities available to an investor in the Polish property sector are varied but the majority of investors are currently targeting residential property in the country’s main towns and cities. Investors are buying new units off plan for example and either flipping them on for resale upon completion or holding the units and letting them out. Alternatively developers and investors are buying older properties in need of renovation and regeneration and creating revamped accommodation in some of Poland’s most beautiful buildings in cities like Krakow and Warsaw.

Poland has a young and dynamic professional workforce and because the country has managed to attract many international companies to establish bases, headquarters and operations in Poland, the Polish workforce are gaining financial strength from more attractive employment opportunities and this is creating a generation who demand and can afford quality housing for sale and rent in Poland. Property investors would be wise to target this market because according to economic predictions Poland is continuing to go from strength to strength and a large percentage of the city based Polish people can continue to afford price increases.

There are increasingly more opportunities for property investors in Poland to focus on the tourism market as Poland’s tourist economy is slowly beginning to emerge. The country is blessed with some stunning landscapes, lakes, mountains and scenery as well as extremely attractive historic cities, towns and villages. With the numbers of direct transport links to and from Poland on the increase the country is becoming more accessible to Eastern and Western Europeans and more widely known, therefore tourism numbers are increasing. There’s already a demand for tourist accommodation and recreational facilities and an investor could consider making his investment into Poland more commercial and targeting these growing demands.

As the Polish government continue to target overseas investment and are about to benefit from EU funds to the tune of USD 13.5 billion an investor can rest assured that the Polish economy will continue to grow, strengthen and develop and it is this growth that is fundamental to the success of any investment made into the Polish property sector.
